GENERALLY AGREED SPECIFICATIONS

THE TENANT HAS THE RIGHT TO WHITE (OR GREY BOX IN CERTAIN INSTANCES) THEIR SPACE WHICH THEY ARE VACATING. HOWEVER, THE SPECIFICATIONS ARE SPECIFIC AND DETAILED BELOW. ALWAYS REFER TO YOUR LEASE AGREEMENT AND BE CERTAIN THAT THE TENANT HAS NOT CONTRACTED OUT OF THIS RIGHT.


EACH REAL ESTATE ASSET CLASS HAS ANOMALIES, SO CALL THE EXPERTS TO GET A FULL PICTURE OF YOUR REMEDIATION OBLIGATIONS.


IN THE CASE OF A GREY BOXING OBLIGATION, THE PARTIES HAVE AGREED THAT THERE WILL BE FURTHER "FIRST FIX" INSTALLATIONS BY THE LANDLORD, AND THEREFORE SUCH INSTALLATIONS MUST BE RETURNED AT THE END OF THE LEASE (FAIR WEAR AND TEAR ACCEPTED). THESE MIGHT INCLUDE:

  • FLOOR AND WALL COVERINGS
  • ADDITIONAL ELECTRICAL (INCLUDING LIGHTS)
  • ADDITIONAL HVAC AND POSITIONING THEREOF
  • WET SERVICES AT THE LOADING AREAS
  • SPECIFIC SHOP FRONTS

KEY AREAS
FRONT DOOR/SHOPFRONT

MUST BE RETURNED AS PER THE CENTRE/OFFICE LOOK AND FEEL.

FLOOR

ALL COVERINGS REMOVED AND WHERE TILING HAS BEEN REMOVED, A NEW 3MM SCREED PLACED OVER THE CONCRETE FLOOR.


FLOOR MUST BE DEVOID OF ANY GLUES.

WALLS

ALL INTERNAL PERIMETER WALLS MUST BE STRIPPED, PLASTERED (WHERE NECESSARY) AND TWO COATS OF WHITE PAINT BE APPLIED.

CEILING AND LIGHTING

STANDARD 600MM X 1200MM CEILING GRID MUST BE IN SITU, ALL DAMAGED TILES TO BE REPLACED, ALL BULKHEADS MUST BE REMOVED AND TILES MUST BE CLEANED.

STANDARD PANEL LIGHT BOXES WITH ALL TUBES IN WORKING ORDER.

EXTERNAL

ALL TENANT SIGNAGE MUST BE REMOVED AND ALL DAMAGE TO GARDENS AND BASEMENTS TO BE REPAIRED.

ALL ADDITIONAL LIGHTING, PLUGS, DATA CABLES, TELEPHONE RETICULATION AND ALARM RETICULATION MUST BE STRIPPED AND REMOVED.


TYPICALLY THE SPACE MUST HAVE A LIGHT FITTING PER 35 M²  AND A PLUG POINT PER 15 M².

SHOULD THE TENANT HAVE MOVED THE DIFFUSERS TO SUIT THEIR FIT-OUT THIS MUST BE REPOSITIONED AS PER AN EMPTY SPACE.


IN A SINGLE TENANT OCCUPANCY ONE ASSUMES THAT THE HVAC HAS BEEN SERVICED AND MAINTAINED.
